Each home designed and built by Starward, emphasizes the creation of distinctive elevations, utilizing clay brick, Arriscraft Stone and vinyl siding. All elevations are under strict architectural control and colour co-ordination.
Landscaping
- The project will be graded, topsoiled and fully landscaped.
- Walkway from driveway to front door to be decorative slabs as per site plan.
- Two concrete slabs, and, if required, concrete steps to be placed at all patio doors.
- Paved asphalt driveway to street line.
- Units to have wooden fence in rear privacy area, as per site plan.
- Trees and shrubs will be planted as per approved landscape plan.
- For a more appealing streetscape, all services are underground.
- Upgraded street lights.Front entrance to be landscaped as per plan.
- Landscape entry features enhanced with walls and metal fencing leads to your streetscape entry boulevard.
Concrete and Masonry
- Poured 8” concrete basement walls reinforced with rebar.
- Exterior Basement Tremco Watchdog Waterproofing Membrane with an above grade Horizon Coating system backed by a 10-year full-wall warranty. See Sales Agents for further details.
- 4” weeping tile covered with clear 6" of crushed stone around foundation walls.
Exterior
- Each home, designed and built by Starward, emphasizes the creation of distinctive elevations, utilizing brick, vinyl siding, stucco, Arriscraft Stone and other unique materials. All elevations are under architectural control by Starward Homes (Meadowlands) Ltd.
- All windows to be vinyl with thermapane insulated glass, with a 25 year limited sealed glass warranty. All operating windows to have screens in habitable areas.
- Exterior entrance doors to be insulated, metal-clad doors.
- Exterior siding to be vinyl. Facia, soffit and eavestrough to be pre-finished metal, as per plan.
- Roof to be 20 year self-sealing asphalt shingles.
- Pre-finished metal insulated garage doors with windows.
Drywall and Insulation
- All finished rooms are drywalled, taped, sanded, primed and painted.
- Walls will have R17 insulation and ceilings will have R32 insulation.
- Basement walls will be wrapped with Basement Blanket R12 insulation 2 feet below grade.
- To minimize truss uplift, metal channels are screwed between ceiling drywall and trusses.
- Textured white ceilings have bordered trim (basements excepted)
- Kitchen, bathroom, laundry room have flat ceilings.
- Garage is fully drywalled, with rough coat tape only.
- Plan permitting, a man door is included in every home for direct access from garage to house for your convenience.

Electrical
- 100 AMP Electrical Service, with circuit breaker panel
- Convenient heavy-duty electrical hook ups are provided for stove and dryer.
- All copper wiring.
- Electrical outlets as per Electrical Safety Authority specifications.
- Exhaust fan to be installed in all bathrooms, vented to exterior
- Switch for principle exhaust fan (90 cubic feet per minute) to be conveniently located adjacent to thermostat on main floor
- Smoke detector on all levels to government standard (U.L.C.Approved).
- Carbon monoxide detector to government standard (U.L.C.Approved) installed on all bedroom levels.
- Light over kitchen sink (depending on plan) will be a pot light or fluorescent light.
- Range hood (where possible) is vented to exterior. Choice of colour from Builder's samples.
- 2-weatherproof, ground fault plug 1 on front porch and 1 in rear.
- 1-electrical plug for garage door opener in garage ceiling. Door chimes as per plan. Light fixtures will be installed in all rooms (where applicable). The light fixtures will be selected by the Vendor. Model homes may have an upgrade, please see your sales agent. Electrical supply with breaker provided for future dishwasher hookup. 3 bell telephone outlets and 3 cable outlets. All light switches and plate covers to be Decora.
Decorating
- Included in your contract are 6 hours of colour selections with a Starward Design Consultant.
- All walls to be painted one coat primer, one coat flat latex standard pastel colour throughout.
- Exterior of house to have one coat primer, one coat finished paint on all wood trim and doors.
- All trim and doors to be painted white.
- Choice of Colonial or Classique Series 800 interior doors.
- Plate glass mirrors in all bathrooms.
- All door handles and hinges to be Brushed Chrome or Polished Brass.
Heating
- The furnace is a brand name high efficiency, forced air unit.
- The gas hot water tank is a rental unit. Purchaser agrees to assume hot water tank rental agreements.
- Dryer vent to the exterior.
- All houses to have a simple vented Heat Recovery Ventilation Unit. See Sales Agents for further details.
Tile Work and Carpet
- Main bathroom and ensuite to have 3 piece ceramic accessories - towel bar, paper holder, soap tray. Powder room to have 2 piece ceramic accessories, towel and paper holder. Colour choices are white, bone, grey or linen.
- Main bathroom to have a ceramic tile tub alcove up to and including drop ceiling. Customer to choose from Builder’s standard samples.
- Choice from Builder's standard samples for ceramic tile in showers (where applicable).
- Front entrance, kitchen, bathrooms, main and ground floor laundry room floors to be ceramic tile from Builder's standard samples.

- All finished staircases to be carpet grade with oak spindles, stringers and railings.

- A choice of Oak, Maple or White vinyl flat panel kitchen and bath cabinets, from Builder's standard samples.
