Energy Star Qualified Homes

Starward Homes is proud to be an ENERGY STAR(R) for New Homes builder and we are committed to building ENERGY STAR(R) qualified homes at Harbourtown at Erie Beach. Starward Homes incorporates energy efficient features into each home to meet, or exceed, the Energy Star for New Homes technical specifications. Each Harbourtown home will have an independent third party ENERGY STAR(R) for New Homes evaluator verify the home has been built to ENERGY STAR(R) for New Homes technical specifications. After the verification process is complete, Natural Resources Canada will issue an ENERGY STAR(R) for New Homes label and certificate to the homeowner.

Decorating


  • Six hours of colour selections and guidance with a Starward Design Consultant.

    • All walls feature one coat of primer and one coat of flat latex standard pastel finish colour (from builder's samples).
    • All interior trim and doors to be painted white.

Exterior

  • Each home, designed and built by Starward, emphasizes the creation of distinctive elevations, utilizing vinyl siding and other unique materials. Our purchasers have the choice of exterior colours from our Starward Standard Selections. All elevations are under architectural control by Starward and no two like elevations or siding colour selections will be constructed side by side.
  • Pollard Windows are vinyl Low E Argon gas thermapane insulated glass, with a 25-year limited sealed glass warranty. All operating windows to have screens in habitable areas.
  • Exterior entrance doors are insulated, metal-clad doors.
  • Gentek exterior vinyl siding, with prefinished aluminium fascia, soffit and eavestroughs.
  • IKO 20-year self-sealing asphalt shingles.
  • Garage door is a Thermacore 194 Series Polyurethane Insulated Door by Overhead Door (with windows as per plan).
  • Front doors featuring sidelight windows as per plans.
  • Pressure treated wood porches.

Drywall and Insulation

  • All finished rooms are drywalled, taped, sanded, primed and painted.
  • Insulation features R24 on exterior walls (R19 Owens Corning Pro-Pink plus R5 Dow Code Board) to meet Energy Star requirements. We may substitute walls to R22 as required. Ceilings to have a minimum R40 insulation.
  • Basement walls are wrapped with Basement Blanket R12 insulation to 6" above basement floor.
  • To minimize truss uplift, metal channels are screwed between ceiling drywall and trusses. See Sales Agents for further details.
  • Textured white ceilings have bordered trim (slope ceilings and basement area excepted).
  • Kitchen, bathroom, laundry room have flat ceilings.
  • Garage is fully drywalled, with rough coat tape only.
  • When the grade permits, a man door is included for direct access from the garage to the house.

Electrical

  • 100 AMP Electrical Service, with circuit breaker panel.
  • Heavy-duty electrical hook ups are provided for stove and dryer.
  • Electrical outlets as per Electrical Safety Authority specifications.

  • The gas hot water tank is an energy efficient direct power vent rental unit from Reliance Home Comfort. Purchaser's assume hot water tank rental agreements.
  • Dryer vent to the exterior.

  • Tarion One-Year New Home Warranty Plan includes:

    • Seven Year Major Structural Defect Coverage
    • Guarantees Builder Performance for a 1-year warranty on home and a 2-year warranty on the power train (electrical, plumbing, heating and water penetration of basement)
  • The Starward Homes 2-Year Warranty extends the one year industry coverage to two years.
