  • Homes will be graded, topsoiled and sod installed in front and back yards. Trees will be planted as per plan.

Exterior

  • Each home, designed and built by Starward, emphasizes the creation of distinctive elevations, utilizing brick and other unique materials. All elevations are under architectural control by Starward Homes (Heritage Point) Limited. Coordinated exterior packages are preselected.
  • All windows to be white vinyl with thermapane insulated glass Low-E, with a 25 year limited sealed glass warranty. All operating windows to have screens in habitable areas.
  • Exterior entrance door to be insulated, metalclad door with a half lite insert.
  • Facia, soffit and eavestrough to be pre-finished metal, as per plan.
  • Roof to be 25 year self-sealing shingles.
  • Non-insulated, pre-finished metal garage door.

Drywall and Insulation

  • All finished rooms are drywalled, taped, sanded, primed and painted.
  • Exterior walls will have R19 insulation and attics will have R40 insulation.
  • Basement walls will be wrapped with Basement Blanket R12 insulation to within 14” of slab floor.
  • To minimize truss uplift, metal channels are screwed between ceiling drywall and trusses.
  • Textured white ceilings have bordered trim (slope ceilings and basements excepted).
  • Kitchen, bathroom, laundry room have flat ceilings.
  • Garage is fully drywalled, with rough coat tape only.
  • Grade permitting, a man door is included in every home for direct access from garage to house for your convenience.

Electrical

  • 100 AMP Electrical Service, with circuit breaker panel.
  • Convenient heavy-duty electrical hook ups are provided for stove and dryer.
  • All copper wiring.

  • Exhaust fan to be installed in all bathrooms, vented to exterior.
  • Switch for principle exhaust fan (90 cubic feet per minute) to be conveniently located adjacent to thermostat on main floor.
