- Extensive landscaping based on the design plans by HGTV’s Haig Seferian of Seferian Design Group.

- Watering System. Every home will be outfitted with an underground irrigation system for front grass and gardens. Provisions have been made for rear yard grass.

- For a more appealing streetscape, all services are underground. There are no cable and telephone pedestals on the site. Those services have been incorporated into the street light pole.

Exterior
- Each home, designed and built by Starward, emphasizes the creation of distinctive elevations, utilizing stucco, clay brick, Arriscraft Stone, and other unique materials. Purchaser to choose exterior finishes from the five exterior packages from the builder’s samples. All elevations are under architectural control, no two like elevations or brick selections side by side.
- Pollard Windows are vinyl Low E Argon gas thermapane insulated glass, with a 25 year limited sealed glass warranty. All operating windows to have screens in habitable areas. Colour is architecturally controlled to match the colour pallet of your home.
- Front doors with Transom and sidelight windows as per plans. Exterior entrance doors to be insulated, metal-clad doors.
- IKO Marathon 25 year self-sealing shingles
- Garage Door by Overhead Door will be from the Courtyard Collection, Custom Steel Insulated Doors with windows as per plan.
- Kwikset Hawthorne Smart key (door hardware) on all exterior doors.
- Facia, soffit and eavestrough to be pre-finished aluminium as per plan.

Drywall and Insulation
- All finished rooms are drywalled, taped, sanded, primed and painted.
- Exterior walls will have R24 (R19 Owens Corning Pro-Pink plus R5 Dow Code Board) to meet Energy Star Requirement. We may substitute wall construction and insulation levels as required in order to meet Energy Star requirements.
- Basement walls will be wrapped with Basement Blanket R12 insulation to 12” above basement floor.
- To minimize truss uplift, metal channels are screwed between ceiling drywall and trusses.
- Textured white ceilings have a smooth border (slope ceilings and basement area excepted).
- Kitchen, bathroom, laundry room have fl at ceilings.
- Garage is fully drywalled, with rough coat tape only.
- If plan permits, a man door is included in every home for direct access from garage to house for your convenience.
- Where applicable, the wall between the great room and the master bedroom will have sound reducing insulation installed.

- 100 AMP Electrical Service, with circuit breaker panel.
- Convenient heavy-duty electrical hook ups are provided for

possible); choice of colour from builder’s samples.

1 in rear.

(where applicable).
The light fixtures will be
selected by the Vendor.

breaker provided for future dishwasher hook-up.

3 cable outlets. Lofts will be pre-wired with 4 telephone

- All light switches and plate covers to be Decora.
- Any standard Starward installed light fixtures will have CF

Heating
- Carrier high efficiency gas forced air furnace.
- All houses to have a complex ducted Carrier, Heat Recovery Ventilation Unit.
- The gas hot water tank is a State, Premier Power-Vent 90% Thermal Efficiency rental unit. Purchaser agrees to assume hot water tank rental agreements.
- Dryer vent to the exterior.

Decorating
- Included in your contract are 10 hours of colour selections
with a Starward Design Consultant.
- Pot lights. As a condition of Energy Star all pot lights will use
35 watt MR16 bulbs. The bungalow plan will have 10 interior
and the loft plan will have 20 interior pot lights. There will be
a minimum of 7 exterior pot lights. Plans differ.
- Martin Hearth & Heating gas fireplace on the main floor
is standard. The gas fireplace is Direct Vent gas with
decorative surround (no masonry chimney).
- ICI Paint. All walls to be painted one coat primer, two coats
finished paint (2 wall colours, one shade of white trim) flat
latex builder standard colour throughout.
- All interior trim and doors to be painted white.\
- Interior doors from the Masonite Molded Panel Series.
- Plate glass mirrors in all bathrooms.
- Interior door handles are Kwikset Hancock Series with choice
of standard finishes.
Tile Work and Carpet
- DensSheild tile wall backer will be used in tub and shower enclosure.
- Main bathroom to have a ceramic tile tub alcove up to and including drop ceiling. Customer to choose from Builder’s standard samples.
- Choice from builder’s standard samples for ceramic tile in showers (where applicable).
- Front entrance, kitchen, bathrooms, ground floor or 2nd floor laundry room floors to be ceramic tile from builder’s standard samples.
- Choice of carpet, one (1) colour, from Builder’s standard 40 OZ. nylon with a ½” chip foam base.
- Engineered Hardwood Flooring is Kendall Plank. Hardwood is standard in the Great Room/Dining Room on the main floor.
Woodwork and Stairs
- 4 1/8” baseboards and 2 ½” casing paint grade finger joint pine.
- Bungalows will have the choice of maple or oak stringers and railing to basement.
- Lofts will have a solid oak staircase to 2nd floor. Basement steps will then be utility grade.
Kitchen Cabinets and Bathroom Cabinets
- A choice of Oak, Maple or White vinyl fl at panel kitchen and bath cabinets, from builder’s standard samples.
- Kitchen cabinetry will include a bank of pot & pan drawers (minimum of 30”), piano hinge corners with shelf, angled uppers with shelf, deep fridge cabinet, under cabinet valance with fluorescent lighting and crown moulding
- Granite kitchen countertops from builder’s samples.
- Provisions for an over-the-range microwave are included.
- A wide selection of colour coordinated laminate bath counters from Builder’s standard samples.

Energy Star Qualified
An ENERGY STAR® qualified home is a home that
has been built by a licensed ENERGY STAR® for New
Homes builder. The builder incorporates energy
efficient features into the home so that it can meet the
ENERGY STAR® for New Homes technical specifications.
Upon completion of the ENERGY STAR® qualified home, an
independent third party ENERGY STAR® for New Homes evaluator
verifies that the home has been built to ENERGY STAR® for New
Homes technical specifications.
After the verification process is
complete, Natural Resources Canada issues an ENERGY STAR®
for New Homes label and certificate to the homeowner. The
label is usually placed on the home’s electrical panel and
includes a regional service organization seal of authenticity.
